“I booked Hill Top Farm to accommodate 15 of us for my Mother-in-Law’s 70th birthday. It really was a gem of a find. There was plenty of space for us all, the kids (big kids included!) were barely out of the games barn, the surroundings were beautiful, the kitchen superbly equipped, and the whole house spotlessly clean. We couldn’t have found a better venue for our family get together and would definitely return for a longer stay next time. Thank you so much Martin & family x”

Fantastic place for large groups. Close enough to the main attractions but far enough away to be secluded and peaceful. Fantastic WiFi if you need it. Good comfy beds and loads of space. Plenty of fridges/freezer space and extremely well equipped kitchen areas. Central heating but stove/open fires also. Really well equipped games room (separate from the main building) with snooker, pool, darts, table football, croquet, boules. Loads of car park space (we had six cars parked). Would definitely recommend for large families and groups.

Look no further - just stay here. Perfectly rural setting for getting away from it all. The barn is absolutely beautiful, stylish and cosy. I can?t think of anything that would have improved our stay, it was just lovely.?

Martin was very responsive and provided lots of useful information. Would highly recommend a stay here, it?s even better than the pictures!?

The hill top barn surpassed our expectations, the location was peaceful and very idyllic, yet within fairly easy reach of the local town and other major Lake District towns and attractions. The barn itself is beautiful. Well equipped and modern inside, while still retaining the authentic charm you expect of an old farm building - and no need to worry about being cold, it's clearly very well insulated, we barely needed the woodburner!. Our hosts had also payed considerable attention to detail, with lots of little touches such as lovely fluffy towels and crisp bedding to rival most hotel stays. Would definitely recommend it if you want a relaxing retreat away from it all
Martin?s barn is a fantastic place to stay. Like you can see from the photos, it?s really stylishly decorated and well equipped. There are lovely views and the location is very quiet and tranquil. Communication with Martin was great and the barn is easy to access. Couldn?t recommend it more
What can i say...Hill Top Barn is truly wonderful. It's cosy, clean and beautifully decorated. The beds are comfortable, the bathrooms are beautiful and spotless. We loved the wood burning stove and the games barn. Martin was friendly and welcoming and we'd love to return in future.
Hill top Summer
This is a great place and is exactly as described. The house and barn were immaculate and very, very comfortable, the outside space was a delight and we made full use of it. We were a family gathering with eight adults and seven children aged 14 years to 7 months and there was always something to explore, We cooked and ate all of our meals in the house and there was more than enough equipment, we enjoyed the barbecue and the fire pit not to mention the delicious eggs laid for us by the hens. The boys loved the games room and got a bit rowdy at times. This visit was everything we'd hoped for and we all recommend Hill Top Farm unreservedly. Thank you Martin and everyone else involved in making this such a good stay

and cosily gave us all an extremely happy Christmas. Everybody unhesitateingly exclaimed what a
wonderful choice it was. Not a single word of disent - usually unheard of in my family, much as I
love them all very much! Now we all want an open fire in our kitchens and your lovely bunting and Christmas
tree all helped make it very festive. Alot of very thoughtful touches, much appreciated.

Merry Christmas. I hope you and your dear ones have thoroughly enjoyed the winter festivities.

Please accept my apologies for the late response, life has been rather hectic since our blissful weekend at your fantastic house. I in fact feel as though another such weekend is exactly what I need at the moment.

Thank you very much for accommodating us and for your wonderful glamorous barn. We all had a terrific time. The place surpassed all our expectations with the cosy feeling, the spaciousness of the place and how well equipped the kitchen was. I am one of those who travel with the kitchen sink (covering all eventualities) and was armed with my own wok, knives and utensils, none of which were touched as everything was abundantly provided.

The annexed barn blew us all away! It was sumptuous !! We made full use of the village with drinks in the garden and visits to the estuary and the pub in the village, where the friendly landlord kindly demonstrated to our frustrated group how to solve one of his triangulation puzzles.

All in all we had a most wonderful time and I hope to return very soon if not before summer.

I wish you a glorious and prosperous 2015 and hope to be in touch again very soon.

As we sit around the kitchen table eating breakfast we have been reflecting upon how this house has given us just what we needed at this time. A calm, beautiful and peaceful space in which to be together and think about the past year and what it is brought to us all. 

We have spent our time enjoy the house rather than dashing up and down the countryside and it has offered us a near perfect experience fulfilling all our requirements. Not easily done since we range in age from 66 to 10 months. The games room and the collection of b oard games in the the snug plus the books and magazines in the house have kept us all happy.

You have made a haven of calm with your attention to detail and we could not have been happier.

We hope we will be able to return again one day soon and visit the house which has proved to be more important to us than the area.

We had a fantastic  holiday at Hill Top and would love to return. The brochure is very accurate. And the cottage came at a good price. I would recommend it to family and friends. 
The cottage is ideally situated for either the coast or the hills. It was very clean and welcoming. The cottage is well kitted out with comfortable beds and sofas. The only slight let down was the sofa bed which was a little hard. We solved this problem by lying on top of an extra duvet (topper provided). Christmas day was idyllic, the sun was shining and we had the table set for lunch whilst watching the woodpecker and other birds on the feeder through open French doors. Early morning we lit the log burner in the lounge and watched the children open their presents in a cosy and very festive setting. All the local pubs were worth a visit, we enjoyed good meals at The Farmers Arms and the Royal Oak. Ulverston is great for shopping. Coniston and Bowness are beautiful and Tarn Hows is well worth a visit for a gentle stroll. The Old Man of Coniston is steep but worth the effort for the magnificent views. All in all a great week. Thank you for everything.

I just wanted to say that we had a wonderful time in your house. The location was beautiful and the house itself was cosy and had everything we could possibly need. We were incredibly impressed by how well stocked it was, all the extra touches made a big difference (like the coal and wood in the shed, the toilet rolls, fresh flowers from the garden and dishwasher tablets etc). We thoroughly enjoyed using the games barn as well, it was lots of fun. Will be in touch.

We had a fantastic time at Hilltop farm. The house was beautiful, we loved the attic room, it was ideal for the kids to sleep. The fire in the sitting room was amazing although it did send us to sleep quite quickly as it was lovely and warm! The views outside the bedroom window when we woke up was again fantastic. Ideal location, the pubs you recommended were great. We will absolutely be booking with you again.

Everything about the house was perfect.  We had a large family holiday with 9 people and yet there was always space to have a quiet time.  We were only just talking about it the other day with very fond memories and would consider going staying again.

When we arrived at Hilltop everything was lovely and clean. Instructions were spot on and easy to follow. It was excellent value for money especially as the fuel for the fires was included. Once again we had a fabulous time and I'm sure we'll have many holidays there in the future. We left with some very special memories. I would, and have,recommended Hilltop for an excellent holiday - we love it.

I would just like to thank you for allowing us to stay at Hill Top Farm.  Having stayed in many country cottages/farmhouses over the years, we were all so impressed by the facilities at the farmhouse - from the games room which led to several hours of fun  to the iPod docking station which allowed us to spend our games-filled evenings with our favourite musical accompaniments.  

We found your farmhouse absolutely delightful! The location was ideal - isolated and quiet yet with all necessary amenities within a few minutes drive. It was also perfectly situated for splendid walks in outstanding scenery - Tarn Hows was our favourite, especially off the beaten track! The farmhouse itself had everything necessary to ensure a perfect stay; the kitchen provided all we needed to enjoy simple home cooked food, the cottage was clean yet still retaining all its original charm, we welcomed keeping warm as a few of the nights grew chilly and loved lazing in front of the TV with wine in front of the log burning stove after being drenched on wet hikes! We also had fun in the barn playing table tennis and pool  - a quickly habit forming play-time before the evening's total relaxation. The garden was very pretty although we never explored all the grounds, and the birdlife a joy to watch.
The price fitted in with all that the farmhouse had to offer and any queries or concerns were answered immediately by email.

We all had a fantastic time at Hilltop, it was exactly as described in the brochure and more.   Your home is lovely, my wife and I have been to a lot of holiday cottages from the Cotswolds to Skye and we can say that Hilltop is the best, in terms of setting, accommodation, and all the little touches that sets Hilltop apart from the rest. Garden was used for football, cricket, kite flying, afternoon tea, bbq and chilling with wine at the end of fun filled days. There were 9 of us aged 2 to 55 and all were sad to leave, and all promised we will be back next year !!! Thanks for the use of your beautiful home 

Holiday was fantastic, again loved the cottage its location etc.
New additons were great, games room, hammock, tyre swing etc went down a treat with the kids.

Your house is gorgeous, full of character and incredibly comfortable; we've really enjoyed the week.

Can we say that we really enjoyed our stay at Hill Top. 
Everything about the whole process was efficient and the accommodation was perfect in every way. The animals made an interesting addition to our stay but an enjoyable one. Everything was tidy and very welcoming. The facilities from the TV's, kids snug and the games room on at the detached barn to the kitchen utensils were perfect!
Everything about our stay made us feel very, very relaxed and the location was fantastic. The price, for us, was just right.
We would definitely want to stay again and have already recommended to friends and family!

What a wonderful place the farm is. It is without doubt the most beautiful place we have stayed in the lakes and by far a real home from home! Thank you!!

We had a wonderful weekend! The house was immaculate as was the garden. The alpaca and chickens provided much entertainment and i really dont think i could criticise anything at all! We all want to come back same time next year if you could pencil us in that far in advance!? My family are also keen to visit hill top.

I have been putting off writing because I want to find the dates for next year's school holidays, but fully intended to let you know that we had a really wonderful time at Hill Top. Your directions were clear and easy to follow and the house itself is just beautiful. I have never felt so relaxed with 7 children! The brochure doesn't do the reality justice, but I can't imagine how you could improve on the brochure. We have been looking at the pictures since we booked to keep the anticipation alive, and now to help us remember our holiday.

The house was spotless when we arrived and I hope we left it as tidy as possible.

The animals were a wonderful addition - even the very insistent chickens that seemed determined to settle in the kitchen. The children loved being so close to Alpacas and didn't mind chasing out the chickens when they sneaked past us.

I would have loved helping out in the garden as your instructions suggested, but apart from dead-heading a few daffodils there was nothing that really needed doing.

It's difficult to think of any suggestions I could make for improving the experience.

I have already recommended Hill Top to some friends, but as I hope to book for next year have not spread the word too widely. The price was spot on for me. Booking was a while ago now but seemed easy -  I emailed you and you came back with the price. I tried to follow the link on the brochure to look at next year but couldn't find a diary for 2012. Perhaps I'm just too keen!

Superb cottage at a fantastic price. 
The alpacas and especially the chickens were very entertaining and certainly added to our stay.  All the instructions, booking process etc was easy to follow and everything was very clean and tidy for our arrival.
Loved the games room.
We loved the fires in the kitchen and living room.
All our party would certainly stay there again and I will definitely recommend the cottage to our family and friends.

We have been away annually as a group for many years so have a few other places to compare it with.  It was excellently equipped and had a lovely atmosphere.  I think the fact that it is decorated and kitted out as a home, rather than a holiday home, really shows and adds to the experience.  Also the fact that it has been so lovingly renovated, so you let lovely bathrooms, central heating etc alongside the real period features like flagged floors and the range in the kitchen.

We spent most of our time in the kitchen and could enjoy the activity in the garden - chickens, bird table etc.  The alpacas too where a lovely surprise.

It was unusual (in our experience) to be asked to provide our own bedding but this was easy enough done and the beds themselves were very comfortable. Also, it was reflected in the price which I thought was reasonable and gave good value for money.

Honeymoon.....Just to let you know we had a great time at Hill Top, the house was wonderful, clean and tidy, the open fires were great.
The chickens were very entertaining!  Seeing the wild deer in the woods in the morning was magical!  We had a wonderful time and would definately recomend the house to friends.

The garden was really nice and the view from the rear of the house was lovely. The alpacas and chickens roaming around the adjacent field really added to the experience too.
The surrounding area was really nice too and we had a lovely walk down the path at the side of the house then back across to the bridge and on to The Ship in Greenodd.
The games loft was a great idea and came in handy when my dads car broke down, as we mostly stayed around the house that day.
Thanks also for being so hospitable and understanding and letting my parents stay an extra night so they could get their car relayed home easier.

We go away as a family a few times a year to cottages all over the UK and I have to say that Hill Top is definately one of the nicest we've been to!
Overall we had a great stay and would definately recommend it to our friends.

we thoroughly enjoyed our stay at hill top, absolutely loved the chickens and alpaca's. Thought the accommodation was ideal, warm and very comfy.The garden is ideal for children and pets. A very nice set up all round and we would definitely be holidaying there again.

We had a fantastic time at Hilltop, the house was very well equipped with everything we needed, plenty of space.  The garden and grounds were all in good order and the extra fridge was a great help. We enjoyed seeing the chickens and alpacas and they were no trouble just entertaining.  We used the badminton and bbq. We would like to return and thought the price was about right good value for money.

"We loved the house, I think it was decorated and furnished well throughout,
giving at a homely feel. Lush curtains !  I thought the peg rows were a very good idea.
Everything was clean and tidy, it was nice to have hand soap in the shower/bathroom.
I also did use the luxury of bubbles in the bath.
The beds were very comfortable.
Plus the things nobody else mentions, like; good heating system, lots of hot water and a shower that works !
The garden and views fantastic.
My husband fell in love with the range and we both fell in love with the house.
We would just love to live there !!

We had a brilliant time thank you. The house was lovely.  Views and setting brilliant.  I thought the house was very cosy, relaxed and tastefully done.  We did spend most of our time around the kitchen table.  We didn't use the lounge very much and couldn't really say why only the last night we drew the single chairs in closer to the wood burner and it seemed to make the whole space a bit more comfortable for talking.
Pricing was good.  We did look at other houses closer to Consiton which were quite a lot more expensive.  I can see the appeal in being closer but overall it worked best for us this way.  It made it affordable for all the family who wanted to contribute their bit which was nice.

We had a good meal at the Royal Oak Spark Bridge on saturday night.  We used Blueworks Taxis to get there in a mini bus for 8 which worked out well and cost about £11 for both ways.  You might want to mention on the brochure.  From the research I did I think this was one of the better pubs in the area." " Arrived home today, week was fantastic. Could have easily stayed another week!!
Accomodation was superb, very clean and well presented and had everything you could possibly need for a family. Safe a secure for little ones, peaceful and yet close to shops and days out.
Fires were great and plently of fuel. bathrooms fantastic, kitchen suberb. beds very comfy and ample duvets and pillows.
Little touches like chess and badminton went down a treat with our ten year old.
Overall was very impressed and the cottage exeeded my expectations, a great credit to you. Brochure was accurate and instuctions were very detailed. Price was ideal, affordable for familys particularly in todays climate when sometimes it is not always possible to book abroad.
I have no negative comments at all and woiuld definatley stay again and reccomend.
