 Welcome to Hill Top Farm (up to 12 people) and Hill Top Barn (up to 4) self-catering holiday properties in the Lake District, Cumbria.

Hill Top is an attractive place from which to explore the Southern Lakes, or simply to relax in the house and garden and watch the ever-changing views.

  • Sleeps 12: 2 double bedrooms, 1 twin bedroom, a large attic with 4 single beds ( perfect for kids) and a sofabed in the snug downstairs
  • 2 bathrooms and an outside loo
  • Full central heating with wood & coal provided for the open fire and woodburning stove.

Hill Top Farm Barn

Converted in 2014, the attached barn includes:-

  • Walk-in shower room with slate floor
  • High spec kitchen units and appliances (Neff & Corian) and dining area
  • Lounge with multi-fuel fire, smart TV, Apple TV, DVD player, internet wifi, Harris tweed sofas, bifold doors to the garden and open views
  • Lockable connecting door to the farmhouse
  • Solid oak floors on the ground floor and Herdwick wool carpets upstairs
  • 2 bedrooms, 1 double bed, 1 twin bedded room
  • Bathroom with freestanding bath
  • Full central heating.



  • Enclosed gardens with swings and a hammock
  • Secluded sitting areas overlooking the estuary with additional sitting areas at the front and side of the house

  • Small field - may be occupied by sheep, ponies or chickens 
  • A detached barn with a games room in the loft including: table tennis, pool and football tables and wood and coal storage
  • Boiler house for storage with an additional fridge, freezer and washing/drying facilities

  • Secure store for bikes & boats with off-road cycle routes close by and walks from the house
  • Parking for up to 6-8 cars.

Location and nearby attractions

Hill Top enjoys a peaceful and secluded location, with no neighbouring properties and yet the villages of Penny Bridge and Greenodd are within a short walk / four minute drive with local facilities including a Post Office and general store, butcher, baker, chip shop and two pubs – one with its own brewery on site.

  • The Lakeside and Haverthwaite steam railway is just 3 miles away. Here you can catch a train to Lakeside, visit Stott Park Bobbin Mill, the Aquarium of the Lakes or catch a ferry to Windermere and Ambleside
  • A passenger ferry to Coniston village usually runs from the Victorian pier at Lake Bank; boats can be hired at Coniston, a short drive away
  • Estuary walks - great for dogs and kids on the beach
  • Historic working farm with ice cream and tea rooms at Bouth
  • Fishing on the lakes and rivers
  • Serious fell walking within 30 minutes' drive
  • Grizedale Forest has a range of walks, an adventure playground, Go-Ape zip trekking, sculpture trails, cycling, cycle hire and cafe
  • Health treatments & spas within 10 minutes’ drive
  • Three pubs within two miles serving good food and locally brewed beer
  • Market town of Ulverston with independent shops, a great supermarket (Booths) and a range restaurants and take-aways just 4.5 miles away
  • Nearest train station is Ulverston, mainline trains at Oxenholme in Kendal.
